What lease terms are available?
Turtle Creek offers month-to-month, semester-only, 10-month and 12-month leases for our residents' convenience. Full-year leases begin on August 1st, 2007 and end on May 31st, 2008. Spring-semester only leases will begin on January 1st, 2008.
How can I guarantee my apartment?
All that's necessary to guarantee your apartment for next year is your application, deposit and signed pre-lease. The deposit includes a refundable $400 security deposit (per apartment) for any potential damages and the non-refundable $50 administrative fee and $41 application fee (both per applicant). Will the price I am quoted today be the price of the apartment when I sign the pre-lease?
The rental price of your apartment will be the price of the apartment on the day that you submit your application and holding fees (deposit, application and administrative fee). What paperwork do I need to complete for the application process? What do my parents need to complete? All residents in the apartment will need to submit an application. Each resident will also need to have a parent complete an application and submit proof of income (pay stub, bank statement, etc. showing ability to pay). Parents will also need to complete a Guaranty of Lease form. The Guaranty of Lease states that if the resident is unable to fulfill their obligations for rental payments, the parents assume responsiblity for the payments. If the resident is fully supported through financial aid, parents do not need to submit an application or Guaranty of Lease. The resident may apply independently by supplying our office with documentation supporting their financial aid status.
Will you run a credit or background check on me?
Yes. Once all the applications, including parents, have been received, we will run a credit and background check on all applicants to ensure fiscal responsiblity for the apartment. Applicants with an insufficient credit background may be asked to supply an additional deposit equivalent to one-month's rent.
